Senior Architect / Civil Engineer – Technical Project Manager

On behalf of our client, we are looking for an experienced Senior Architect / Civil Engineer – Technical Project Manager to join a well-established property development company based in Larnaca, Cyprus.

With more than 40 years of experience in the construction and real estate sector, the company has developed a strong portfolio of residential, commercial, and mixed-use projects and maintains a strong focus on quality construction, technical excellence, and timely project delivery.

Role Overview

The successful candidate will take an active role in the technical coordination, management, and supervision of ongoing and upcoming construction projects.

The position combines office-based technical coordination with regular site supervision and requires extensive hands-on construction experience, strong technical knowledge, and the ability to independently identify and resolve technical issues.

This is not primarily an architectural design or drafting role. The successful candidate must be capable of taking responsibility for the technical management and coordination of multiple construction projects.

Key Responsibilities

• Oversee and coordinate residential and commercial construction projects from planning through completion.
• Monitor project progress, construction schedules, and deadlines.
• Coordinate contractors, subcontractors, engineers, architects, and external consultants.
• Ensure construction activities comply with approved plans, specifications, and quality standards.
• Identify technical issues, potential delays, and construction risks and propose practical solutions.
• Report regularly to Management on project progress, outstanding matters, and required decisions.
• Participate in project planning meetings, technical meetings, and site inspections.
• Review architectural, structural, mechanical, electrical, plumbing, and other engineering drawings.
• Identify discrepancies, omissions, and conflicts between different technical disciplines.
• Ensure proper coordination of architectural, structural, and electromechanical plans before construction.
• Liaise with external consultants to resolve technical matters and obtain clarifications.
• Review construction details, specifications, and proposed modifications.
• Ensure drawings and technical documentation remain updated and properly coordinated.
• Conduct regular construction site visits.
• Monitor workmanship, construction materials, and overall project quality.
• Identify construction defects and ensure corrective actions are implemented.
• Ensure contractors comply with agreed specifications and construction standards.
• Assist with inspections, project completion procedures, and handovers.
• Coordinate communication between contractors, consultants, and Management.
• Monitor contractor performance and follow up on outstanding technical matters.
• Assist Management in evaluating technical proposals, construction methods, and project modifications.
• Monitor construction progress against agreed schedules.
• Identify potential cost overruns and unnecessary expenditure.
• Review proposed variations and assess their technical and financial implications.
• Support Management in maintaining project budgets and delivery timelines.

Requirements

• Bachelor’s degree in Architecture or Civil Engineering from a recognised university.
• Minimum 3 years of relevant professional experience, preferably in construction project management and site supervision.
• Strong practical experience in residential and/or commercial construction projects.
• Excellent understanding of architectural, structural, mechanical, and electrical drawings.
• Strong knowledge of construction methods, building materials, and technical specifications.
• Demonstrated ability to coordinate multidisciplinary engineering teams.
• Experience supervising contractors and monitoring construction progress.
• Strong ability to identify technical issues and propose effective solutions.
• Excellent organisational, problem-solving, and decision-making skills.
• Ability to manage multiple projects simultaneously.
• Strong communication and interpersonal skills.
• Good command of English.
• Knowledge of Greek and English will be considered an advantage.
• Good knowledge of AutoCAD and other relevant technical software.
• Valid driving licence.
• Previous professional experience in Cyprus will be considered an advantage.
• Knowledge of Cyprus planning regulations, building permits, and construction requirements will be considered an advantage.
• ETEK registration or eligibility for registration, where applicable, will be considered an advantage.
• Previous experience within a property development company will be considered a strong advantage.
• Experience managing multiple residential and commercial developments will also be considered an advantage.
• Candidates must have strong hands-on construction management and technical coordination experience. Profiles focused primarily on architectural design or drafting will not be suitable for this position.

What the Company Offers

• Gross monthly salary of €2,500.
• 13th salary.
• Annual gross salary of €32,500.
• Full-time, permanent employment.
• Working hours: Monday to Friday, 09:00–17:00.
